Addressing Water Ingress Challenges in Shellharbour

A homeowner in Shellharbour encountered a severe and worsening problem with water ingress. Rainwater from two adjacent properties, positioned at a higher elevation, began to cascade into the yard and seep beneath the foundation of the house. This intrusive water led to damage to the flooring, promoted rising damp, and resulted in mould growth within the property, jeopardising the integrity of recent renovations.

How Can You Determine the Cause of Water Ingress?

The issue originated from both surface runoff and subsurface water flowing downhill from the rear and side yards of neighbouring properties. Without an effective drainage system to intercept this water flow, it was forced to travel beneath the house.

Developing an Effective Drainage System

CS Plumbing engineered and installed a gravity-driven French drain system specifically designed to collect and redirect water before it could encroach upon the home’s foundation.

The project comprised several key components:

  • A French drain system carefully designed to gather surface and subsurface water from nearby properties, directing it via gravity to a concrete pit.
  • A 100mm PVC pipe extending from the pit to the curb, featuring strategically drilled holes in the curb to facilitate efficient discharge.
  • Three new, larger-diameter Colorbond metal downpipes replacing the original smaller pipes, connected to new 100mm PVC piping leading to the curb.
  • A robust retaining wall system constructed along the boundary, utilising concrete sleepers and galvanised steel posts, with auger holes drilled using an excavator to create a solid barrier that holds back the adjacent yard.
  • Efficient soil removal on-site, assisted by a dumper for streamlined site management.

What Strategies Can You Implement for Efficient Water Management?

The newly established drainage system now successfully captures both surface and subsurface water at the property boundary, ensuring it is redirected away from the home. This solution offers the homeowner a durable, low-maintenance option that protects their foundation, flooring, and the investments made in renovations.
